Nebraska Real Estate Licensing Requirements

This licensing information is designed to provide a summary of the minimum education requirements established by the Nebraska Real Estate Commission. We recommend you contact the Nebraska Real Estate Commission for more detailed information or changes.

Nebraska Real Estate Salesperson Pre-License Requirements

  • Obtain 60 hours of approved pre-license education
  • Submit current criminal history report
  • Obtain a high school diploma or its equivalent
  • Pass state exam with 75% or better; see Nebraska real estate license exam prep
  • Submit application with appropriate fees
  • All active licensees are required to have current errors and omissions insurance coverage and proof of that coverage on file with the Nebraska Real Estate Commission
  • Submit current criminal history report

Nebraska Real Estate Broker Pre-License Requirements

  • Obtain a high school diploma or its equivalent
  • Submit current criminal history report
  • Obtain 180 hours of approved pre-license education OR 120 hours of Pre-license education and 2 years full time Salesperson experience or part-time equivalent
  • Pass a state exam with 75% or better; see Nebraska real estate license exam prep
  • Submit application with appropriate fee
  • All active licensees are required to have current errors and omissions insurance coverage and proof of that coverage on file with the Nebraska Real Estate Commission
  • Submit current criminal history report

Nebraska Real Estate Continuing Education Requirements

  • Complete 18 hours of state approved courses every 2 years on 11/30
  • At least 12 hours of the 18 must be in continuing education activities approved by the Commission
  • Of these 12 hours, at least 6 hours must be in designated subject matter. These courses are indicated with the letter "R" in the four digit course content number that is assigned to the course. (See Meeting the Designated Subject Matter Requirement for more information.)
  • CURRENT DESIGNATED SUBJECT MATTER
  • a) NE License Law (or partial studies of it)
  • b) NE Landlord/Tenant Act
  • c) NE Trust Account Maintenance (specific to our manual)
  • d) Agency/Brokerage Relationships
  • e) Fair Housing/ADA
  • f) Ethical Decision Making (not any specific code of ethics for a professional organization)
  • g) Preparing a Certified Market Analysis (CMA) and/or a Broker Price Opinion (BPO)
  • h) Environmental Concerns
  • i) Contracts
  • Continuing Education Credit will not be granted when activities or substantial activity content is duplicated within 4 years.
  • However, "R" courses are an exception to this rule and may be duplicated in subsequent continuing education periods but NOT in the same continuing education period.
  • The course content number is used to determine duplication of content between courses i.e. don't take the same number within 4 years.
