Alabama Real Estate Licensing Requirements

This licensing information is designed to provide a summary of the minimum education requirements established by the Alabama Real Estate Commission. We recommend you contact the Alabama Real Estate Commission for more detailed information or changes.

Alabama Real Estate Salesperson Pre-License Requirements

  • Be at least 19 years old
  • Be a U.S. citizen, permanent resident alien or legally present in the U.S.
  • Show proof of bona fide residency in any state in the U.S.
  • Show proof of high school graduation or GED
  • Not have been convicted of a felony or a crime involving moral turpitude
  • Not have had a real estate application or license rejected or revoked in any state within the past two years
  • Successfully completed the 60 hour prelicense course (you must complete the course within 12 months of starting it)
  • Pass the state exam; see Alabama real estate license exam prep
  • Will receive a temporary salespersons license

Alabama Real Estate Salesperson Post License Requirements

  • Temporary salesperson licensees must complete the post license course and submit application for an original license within 6 months of issuance of the temporary license. The post license requirement is 30 hours and includes passing a proctored exam.

Alabama Real Estate Reciprocal Salesperson License Requirements

  • Completion of at least 6 hours of coursework in Alabama Real Estate which is approved by the Commission. Applicants must take and pass the Reciprocal Salesperson's examination on Alabama Real Estate within 12 months of course completion.

Alabama Real Estate Broker Pre-License Requirements

  • Be a U.S. citizen, permanent resident alien or legally present in the U.S.
  • Be at least 19 years old
  • Show proof of bona fide residency in any state in the U.S.
  • Show proof of high school graduation or GED
  • Not have been convicted of a felony or a crime involving moral turpitude
  • Not have had a real estate application or license rejected or revoked in any state within the past two years
  • Successfully completed the 60 hour pre-license course (you must complete the course within 12 months of starting it.)
  • Must have held an active real estate salesperson license in any state for at least 24 months of the 36 month period immediately preceding the date of the application

Alabama Real Estate Reciprocal Broker License Requirements

  • Completion of at least 6 hours of coursework in Alabama Real Estate which is approved by the Commission. Applicants must take and pass the Reciprocal Broker's examination on Alabama Real Estate within 12 months of course completion.

Alabama Real Estate License Continuing Education Requirements

  • All licensees must complete 15 hours of continuing education by September 30th on even number years (these are changes effective as of September 2012)
  • a) Three (3) clock hours in Risk Management Level 1: Titled “Risk Management: Avoiding Violations”
  • b) Three (3) clock hours in Risk Management Level 2: All brokers shall take the Risk Management for Brokers course. Salespersons shall take the Risk Management for Salespersons course or the Risk Management for Brokers course.
  • c) Nine (9) clock hours in Commission – approved courses.
  • You must pay your renewal fees by August 31st, but you have until September 30th to complete your education on renewal years.
